Pave It, Preserve It

A Look At Seal Coating Your Driveway To Protect It And Hide Fading

by Mildred Fisher

Asphalt seal coating isn't so much about driveway repair as it is about pavement sealing. Sealing asphalt protects it so the asphalt lasts longer and looks better. A new coating should be put on every few years so your driveway has ongoing protection from UV rays and rain. Here are some things to know about this type of asphalt maintenance.

Repairs Should Be Completed First

Seal coating is intended to prevent damage, but not repair it. Once cracks or holes have formed, they need to be repaired before the coating is applied. Cracks and holes can be filled in and smoothed over so the repairs are level with the asphalt. However, the repaired areas will probably still show through the coating since the coating is thin like paint.

The Driveway Should Be Clean

The driveway needs to be clean so the coating adheres well. This might involve sweeping the driveway or pressure washing it. This gets embedded grit out and removes debris such as twigs and leaves. The driveway needs time to dry before the coating is put on, so cleaning may be done early in the morning or the day before putting on the coating.

The Coating May Be Applied By Hand

Seal coating can be done with machinery or by hand. If you have a short driveway, the contractor may just spread the coating on by hand. They might prime areas with oil stains first and then apply the coating using a push broom or squeegee.

Putting the coating on by hand allows the contractor to move the coating into pores and pits to get good coverage. Plus, they can be more careful about applying the coating along the edges of your driveway when using a squeegee or brush.

The contractor watches the weather when deciding when to put the coating on. It's best if rain can be avoided for several hours after putting on the seal coat.

A Seal Coat Wears Down Gradually

The coating is supposed to wear off in time. The coating wears away so the asphalt is spared damage. The rate at which the coating disappears depends on how much use your driveway gets. However, a new coating should last a few years before it needs to be applied again.

The Coating Renews The Look Of Your Driveway

Besides protecting the asphalt from the sun and rain, a new coating gives your driveway a nice dark color that's similar to the look of new asphalt. If your driveway is faded now, it should look more attractive once the coating is put on. This improves the appeal of your property, and it's much more affordable than putting on new asphalt.
